We have included on this page a useful step-by-step guide to our Realty Tax Services for the taxation year 2023 (i.e. January 1, 2023, to December 31, 2023) provided to our clients who are Non-Resident Landlords in Canada. If you are looking for information for your 2022 taxation year reporting please proceed to this page.
All the steps, checklists, and forms you will find below are general in nature and are intended to assist you in assembling your Non-Resident reporting and tax information for us so that we may review, prepare and (if applicable) remit your required Non-Resident tax documents to Canada Revenue Agency
Following the Steps below, including the relevant deadlines, should allow you to submit to us a more complete package for reliable and accurate tax form preparation and, after submission should allow you to sit back and relax while we work to ensure your reporting is complete and compliant.

TAX SEASON - Step-by-Step
Please note we cannot commence preparation of any of your 2023 Non-Resident tax forms due by December 5, 2022 if we have not received all of the items from Steps 1 and 2 below.
REQUEST AN ENGAGEMENT LETTER
If you have not received an engagement letter from us, please email Client Experience
Please ensure you have signed your 2023 Engagement Letter which includes your personalized fee estimate and details regarding the tax services you will be engaging us for with regard to your 2023 Canadian Non-Resident Landlord obligations.
In addition, your retainer payment for our services is required to be paid before we commence work on your returns.
2023 FORM NR6 FILINGS
The NR6 Tax Data Organizer for the 2023 tax year is required in order to provide us with your personal information updated for any changes (i.e. foreign mailing address). You can download it HERE
For returning clients, should you want to use your 2022 estimated rental information for your 2023 Form NR6, please indicate your choice within the Personal Information page of the NR6 TDO.
STEP 2 - DOWNLOAD, COMPLETE, & UPLOAD
Save all documents to your local drive, complete your information, then upload them to the portal.
Your 2023 Form NR6 is in preparation by our firm and any questions or missing items will be requested through email by our team.
Once complete, your Form NR6 will be delivered to you through our secure client portal.
Please follow the instructions included with your Form NR6 to ensure timely filing.
Please note that we recommend that your NR6 is submitted PRIOR to December 5, 2022 for the 2023 Calendar Year.
This form reporting rents collected and tax remitted to CRA in the year 2023 is not due until March 31, 2024.
If we have been listed as your agents for 2023, we MUST prepare your 2023 Form NR4.

2023 FORM NR4 FILINGS
This form for the 2023 TAXATION YEAR is not due until June 30, 2024.
If you have filed Form NR6 for the 2023 TAXATION YEAR, you MUST file a return prior to this date.
